After an initial consultation to understand your property, your expectations, and your rental project, we systematically arrange a site visit. This visit allows us to jointly confirm the feasibility of renting the property, identify any necessary adjustments, and lay the foundation for a healthy and realistic collaboration.Once the agreement is in place, we handle all the steps to make the property operational: initial audit, baseline inventory, listing structure, photography, online publication, and implementation of guest reception tools. The objective is clear: to start on a solid foundation, with a precise framework from the outset, to avoid any ambiguity later on.
Yes, it's a mandatory step. No property is taken on as a management option without a prior visit.This visit allows us to verify that the accommodation corresponds to the initial exchanges, to check its general condition, its equipment, access, logistical constraints and compliance with safety rules.It protects the owner, the travelers and the concierge service, avoiding unpleasant surprises and unrealistic commitments.

When taking over management, we carry out a complete initial assessment , including photos, inventory and detailed checklists.This assessment serves several essential functions:check that the accommodation meets seasonal rental standards.to establish a clear reference point for future audits,to protect the owner in case of dispute or damage,to secure long-term management.This is not simply a starting point, but a true zero point in the collaboration.
We have clear prerequisites, which are acknowledged and explained from the outset.The first point concerns location . We primarily operate in the Pays de Fayence region and the surrounding municipalities. This deliberately limited area allows us to maintain a strong on-the-ground presence, conduct frequent checks, and ensure a high level of responsiveness. Our internal rule is simple: the properties we manage must remain within a coherent geographical area to guarantee the quality of our service.The second prerequisite concerns the rentable and profitable nature of the accommodation .We select properties whose overall condition, amenities, layout, and location allow for viable seasonal rentals, both for the owner and the property management company. Our goal is never to "get the property online at any cost," but to build a healthy and sustainable business.
Yes, that can happen, and it's an important point in our positioning.Accommodation may be refused if it does not meet the safety, general condition or consistency standards necessary for smooth management: excessive access constraints, insufficient condition, unsuitable equipment, configuration incompatible with control and quality requirements.These refusals are never arbitrary. Each situation is analyzed on a case-by-case basis, and some accommodations may be accepted under certain conditions or after adjustments.Refusing a product, when it does not allow us to apply our methods correctly, is also a way to protect the owner from a degraded experience.
Our main area covers the Pays de Fayence and its surrounding municipalities. Exceptions may be considered for properties located slightly outside this area, but only if the logistical conditions allow us to maintain the same level of quality, responsiveness and control.These exceptions remain rare and never constitute a general rule.
On average, a listing can be published online within approximately 15 days of initial contact, once the collaboration agreement has been finalized. Yes, it's an essential step in the startup process.The house rules are defined in collaboration with the owner, who always retains full control over them. Our role is to assist them in structuring, clarifying, and adapting these rules for seasonal rentals. The goal is for them to be understandable, applicable, and respected by guests.Each accommodation also comes with a comprehensive welcome booklet , designed by the concierge service:in physical form within the dwelling,and in digital format.It includes rules, practical instructions, useful information and simplified equipment manuals.
The concierge service works exclusively with:internal stakeholders,or service providers and partners selected for the quality and reliability of their work.We do not use unqualified or unsupervised service providers. Each stakeholder is integrated into a precise process, with checklists, reporting and control.
There is no single obligation imposed by the concierge service, but certain insurances are strongly recommended .The owner must have insurance suitable for seasonal rentals (often non-occupant owner's insurance with short-term rental extension). Depending on the circumstances, additional coverage may be advisable to protect the property, its equipment, and civil liability.We support the owner in this reflection, without replacing their insurer, so that they are properly covered and informed.
